Nearly four months after reaching a settlement with RealPage, inc., Yardi Systems recently filed a lawsuit in federal court in California against another software competitor for copyright infringement.Legal

In October Yardi filed a lawsuit claiming Property Solutions engaged in unauthorized access and copy of their proprietary software system with the intent to use the technology to develop their own core financial and leasing solution sold as Entrata Core. In their legal affidavit, Yardi lists an instant where proprietary Voyager data was accessed and downloaded from a Property Solutions corporate IP address. Yardi also contends Property Solutions accessed Voyager code and the Voyager knowledgebase through mutual clients by deception. Yardi stated on its website notwithstanding it will continue to work with Property Solutions for the benefit of their mutual clients while litigation moves forward.

Property Management Solutions is an add-on product in the arena of lease pad technology, resident portal and marketing tools. It also competes against some of Yardi’s add-on service modules. Many of Yardi’s core product users utilize Property Solutions in concert with Voyager.

This is the second lawsuit Yardi Systems has filed against another software publisher in less than 3 years. In January 2011 Yardi filed a lawsuit against RealPage Inc. for alleged unauthorized access of Yardi’s password-protected website (Client Central), where software, price lists and other confidential information was downloaded onto RealPage servers. A federal Judge threw out four out of six claims and a settlement was reached in July of this year requiring RealPage to immediately cease efforts to host Yardi Voyager as well as provide implementation, training and applications support to Yardi customers. RealPage was also ordered to discontinue hosting its RealPage Cloud customers on Yardi at the 5 year point.
